RICS FM conference: Less workspace needed

A wider generational mix and the advent of flexible working will lead to a reduction in the amount of workspace an organisation requires of up to 63 per cent, claims a top FM consultant.

Speaking at the Royal Institution of Chartered Surveyors’ (RICS) strategic facilities management conference in London, Dr Barry Varcoe said that facilities management is entering a "sweet spot" in time, in which it can have a “huge influence” on how businesses restructure themselves to cater for a more diverse and dispersed workforce.

Varcoe, global head, corporate real estate and facilities management at Zurich Financial Services, cited economic and demographic issues as the catalyst for a fundamental change in the nature and format of the typical workplace.

“We are entering a phase where the workplace has, for the first time, got to accommodate four different generations of workers,” he said.

“The amount of change in the world right now is unprecedented. How people want to work is changing and technology to enable that is only now becoming really useful.”

Although the pace of change had been constrained by lease terms, organisations are gradually starting to make good use of new workplace technologies, said Varcoe.

“Since the internet started to influence our lives in the early 1990s, there have been 12 or 13 generations of these technologies. Only now are they reaching a critical mass of acceptance.”

Varcoe used his own calculation model, comprising the amount of space allocated to employees, the average people-to-workplace ratio and the the average percentage space utilisation. He claimed that trends indicated an average reduction of 63 per cent in the amount of workspace an organisation required.

FM World recognised Varcoe as one of the ‘pioneers in FM’ in 2008.
